Overall enjoyed the hotel. Initially had double beds and they were awful. Huge single bed was better. Beds had down toppers but this didn't keep you from rolling into the middle all night. The Luau was fun with good food. Pools left much to be desired if that is what you like, but there is a fantastic beach right in front of you!
Positives: Clean, nice, and convenient. Great staff.
Negatives: Beds were saggy.

Overall, I liked this hotel. I disappointed with the cottage rooms they are old and needed to be updated and the key is a regular key not a key card which made me feel not as safe as I could have felt while staying there. The pool was not heated which at first I thought no big deal until I took I swim. It was if I was swimming in ice water. The location of the hotel is wonderful and the property is quite. The cleaning staff was excellent and friendly, the room was always very clean. The front desk was very nice. The servers at the restaurant could have been more attentive.

Positives: The housekeeping staff was wonderful and the location too.
Negatives: The cottages were old and need to be updated and the pool was not heated.

Hotel is nice enough, just stay away from garden rooms.
Positives: The hotel grounds were pretty and restaurants were good. Tower rooms seemed to be nice, if you were lucky enough to be in those.
Negatives: Pool area had no tables and chairs and no shade opportunities near pool or beach. Garden rooms are nasty!

I will not be staying at this resort again, before they do a large renovation.
Positives: The beach.
Negatives: My room was in need of a renovation a long time ago.

Poor a/c. Baked at night. Old furnishings. Advertised as newly renovated. Not so. Been 5 yrs in the process and not finished. Now stopped renovations. Comments that economy has hurt the progress. OK, but don't advertise that its been done. Water system was worked on over two nights we were there. Air pockets in water lines splashed dirty water over my clean clothes in the morning several times. Had to change clothes. Laundry wasn't functioning. Couldn't wash dirty clothes caused by dirty water. Had to spend 1/2 in a laundromat to get them done. Hotel store was horrendously expensive. Bottled water that we bought in town was 5x the cost at hotel. Same for most other goods in store. Management didn't offer any adjustments despite paying for upgraded room. Even room keys didn't work 80% of the time. We changed keys 3x.
Positives: Good location, nice beach front, and views.
Negatives: Seriously not as advertised. Upgraded to a better room from the tree view room we booked. Advertised as renovated. Not so.

This hotel consist two parts, Tower Building (newer) and Garden Unit (older). Our room is one of the garden unit (it is on the ground floor). I don't know how the guest room looks in the Tower Building. But speaking about the Garden Unit, it should be rated as 2.5 star facilities, the room was old, the bath tub was weird.
Positives: Landscaping around the guestroom was nice, little table outside the room is useful.
Negatives: Unit AC is noisy, window was a blind-type of glass blade, no solid window glass, safe deposit box in room charge additional fee, facility is too old.

I have got a pretty good rate for this hotel; I enjoyed staying there a lot. Parking was additional $10/day. When checking in, I asked for a room with Internet access (another $10/day). Initially I was given a room in one of the cottages, but the WiFi signal did not reach there. After I complained (nicely), I was upgraded into a tower room for the same rate. From what I saw, the cottages were quite nice, compared to what I read in the reviews. The tower rooms, however, were much more stylish. They had mini-refrigerator, coffee maker, safe, flat-screen TV, clock radio with iPod dock and you could see the ocean from the balcony of almost every room. That said, I think the main hotel and the cottages should be marketed separately, since the customers may expect the rooms shown on the website, but get a bit more basic accommodations. The lobby of the hotel was very lively, with vendors selling souvenirs and concierge helping book activities (I cannot comment on the prices, since I did not buy anything). The restaurant had a nice open-air terrace. I've only been there for breakfast and it was very good. The swimming pools were kind of pointless, since there was the ocean a few steps away - I only seen people in them a couple of times. There was a booth renting snorkels, fins, etc. and lending beach towels for free. In summary, I really enjoyed stying there, although if I were to go again, I would probably stay in Lahaina, exchanging the gorgeous beach for being closer to civilization.
Positives: Perfect beach, stylish rooms in the tower.
Negatives: Additional charges for WiFi and parking, uncertainty which room would I get.

Pleasant staff, very social and provided excellent service! I would recommend this wonderful hotel to anyone looking for the hotel experience in Maui!
Positives: We needed to stay for 1 night and we were plesantly suprised with what was available.
Negatives: Can't think of anything!!

I booked a room in the hotel as I needed an elevator fro a bad leg. They put me in a cottage. They had to give me a ride in a golf cart to get there, but I had to walk after that. They said the hotel was booked I think it was because I paid the lower fee. No washcloths in my room No TV remote. Electricity went out for about 12 hrs. I had no TV or AC and the lighting was too dim to read. Lock on the sliding door was broken. I did self parking. When I came in at night no parking spaces left except up as dirt hill to park on the side of the hill I couldn't walk so I had to do valet parking. They charged me for parking for 3 nights I was only there for 2. Not a good experience at all Would not recommend to anyone.
Positives: Nothing
Negatives: Poor customer service.

The Royal Lahaina is in a great spot, with wonderful views, and an inviting pool and lawn area. The beach can't be beat, and the Luau (which I attended previously) is one of the best.
Positives: Great room, right on the beach.
Negatives: Need free WiFi all over, not for just 1 hour.
Reviewer: Not provided on Sat 18 Sep 2010 rated 4 out of 10.
For the most part it was nice the people there were awesome. The room needed work some things need to be updated. Parking was very bad and you have to pay each day to park.
Positives: The Royal Lahaina had us in a little cottages outside the big hotel that was convenient.
Negatives: The water in the shower was extremely hot then when you found a balance it didn't

The hotel was clean and the view from our room was great. The regular staff was not very friendly, but the managers were able to take care of some of the problems we encountered. The biggest problem was no air conditioning for 4 nights out of the 6 nights of our stay. The pool was very cold and very plain. The beach was nice except when the wind blows the sand almost every 5 minutes.
Positives: The managers helped resolve the problems I encountered at the hotel.
Negatives: The swimming pool was ice cold and very plain. Air conditioning was out for 4 nights.

The hotel and grounds were clean and inviting, the staff was courteous and friendly, and the bed was one of the best I've ever slept on.
Positives: Every staff member was courteous and friendly. The open lobby was very welcoming!
Negatives: Housekeeping didn't always replenish all supplies or appear to have finished.

Great location, beach was beautiful, no need to leave unless you wanted to!
Positives: The beach being right there.
Negatives: The TV station for children was not appropriate for my children.

I was assigned room, a cottage in bldg K. The room was stinky and smelled of sewage and old linen. The bathtub was the worst that I've ever seen in a hotel room. We were so tired when we arrived at the hotel and it's only a night so we did not complain. We could not sleep because of the smell and the bad bed. This hotel should be rated as 2 star or less. We've still wondering now why we did not complain to the hotel.
Positives: The staff is fine.
Negatives: Room that I stayed was so bad.

Great location. Liked staying in the cottages even though they were a little worn. The privacy was great and you did not feel like a large hotel complex. They have golf carts to get to and from your room and parking with your luggage. Very convenient. The entertainment in the restaurant at dinner time was very nice. The best part of this hotel was the beautiful beach. A little surf, but not too much. Very family friendly.

Positives: Great beach for families, lovely grounds and affordable restaurant.
Negatives: Cottage was a little worn, and musty.

They should have a first class restaurant, other then the breakfast buffet, it blows.
Positives: Nice long beach front.
Negatives: Horrible dining facility, bad pool location.

The garden cottage room they offered us was dirty, poorly furnished and smelled terrible. They offered us an upgrade to a room in the renovated hotel tower.
Positives: The location, and renovated Hotel tower are awesome.
Negatives: The garden cottages are dark, musty, dirty and ugly.

The staff was friendly and it had a very nice Hawaiian atmosphere. I would recommend the tower rooms but not the cottage rooms.
Positives: The refurbished rooms in the tower were very nice.
Negatives: The quality of food was poor to fair with only a bar like menu.

After checking in and getting our room in a cottage, we called the front desk requesting a room upgrade. We were told that their garden view rooms for 15 dollars more a night were all booked but if we wanted to we could upgrade to a water view room for 50 dollars more per night. We did the 50 dollar upgrade rather then staying in the run-down, cramped cottage room.
Positives: Public spaces were fantastic.
Negatives: We were first given a rundown crappy cottage room.

Positives: The staff was fantastic, always willing to answer questions.

Positives: Staff is very kind, room is comfortable, and the small wet towel provided in the lobby is very considerate.
Negatives: No microwave provided.

We were pleasantly surprised by quality of hotel. We read mixed reviews but it's one the best hotels we've ever stayed at. Beautifully designed room, hotel & facility. Ideal location looking directly at ocean and minutes from Front Street where all local attractions are located. Hotel is private (rarely saw children) and luxurious...highly recommend & very affordable.
Positives: Beautiful facility, private, perfect location to town, best view looking directly at ocean
Negatives: Parking fee.

I would never give this hotel 3 1/2 stars. I think at the most it is 2 1/2. Maybe 20 years ago this hotel could be classified as 3 1/2 stars. The rooms were old and musty smelling. There were cracks in the mirror. The shower was either not cleaned or there were permanent brown stains in the shower. The pipes made a very loud crying screeching sound anytime you flushed the toilet. The toilet also overflowed the second time we used it. This was not worth the money that's for sure.
Positives: The location.
Negatives: It was old and musty. The hotel room was not clean looking. Also the toilet overflowed.
