Very old. Needs renovation. Plaster exposed in bathroom. Did not appear to be in good working order. Poor water pressure, electric outlets not in working order. Dirty Q-Tip left on bathroom floor.

Negatives: Very old. Could use an update/renovation.

We are planning to returning to this hotel with our next stay in SB. It had the small comforts of home. The room was pretty and comfortable.
Positives: I enjoyed the comfort and how it was well planned out with comforts I couldn't bring with me.
Negatives: The staff was very nice but the food was just ok at the restaurant.

Would be a perfectly acceptable hotel if at 60% of the price. For reasons of traffic noise, stay away from rooms facing state street.

The best thing I can say about this hotel is that it was clean. Otherwise, it did not meet my expectations. This hotel advertised as having hob. It did not. There did not even seem to be pay-per-view movies. I would have been just as happy with a room at a nearby motel.

Negatives: This hotel was overpriced for the accommodations provided.

Appearance was immediately appealing, staff was courteous, room clean and well kept. The layout with the courtyards made it private and romantic and yet was close to shopping and all other facilities. Restaurant on premises was convenient and food was good. Everyone was very accommodating.

My review is more about particular staff members who arranged tickets to a show we had wanted to see. They also had Champaign waiting in the room for our Anniversary. That seemed above and beyond for the type of hotel it was. They were a great welcome to Santa Barbara.
Positives: The cleanliness, extra pillows in room, the staff's genuine interest in guests.

My family and I have stayed at pepper tree for many years, and always have a good experience. Our needs are met - location, cleanliness, garden patio, quiet.
Positives: Location, room amenities.
Negatives: There is nothing I did not like.

We stayed two separate times at this hotel during this trip. Our first room was lovely, but one night the noise level was high from children at the pool after hours, then from others coming in late and visiting outside on their patio.
Positives: Our first room was lovely with refrigerator and microwave.
Negatives: Pool and patio noise at night. Also, no continental breakfast though fruit was provided.
