Popular with travelers from overseas. Check in staff nearly charged me again for the room and didn't seem concerned. Were kind enough to upgrade the room to a king size bed at no extra cost. A bit cheap on providing heat in winter conditions to the rooms 24x7 blamed on old system. Great when it did come on. In-room toilet and shower. Not a bad place to stay if you are going to be out most of the time.
Positives: Close to a great restaurant.
Negatives: Lack of heat to the rooms during certain hours.

This was a great place to stay, nice and cozy and friendly, too! I had no problems with anything! Free coffee! Internet access! Nice and quaint and well kept! Clean too!
Positives: I was pleased there were no roaches or bed bugs!
Negatives: The front desk is not manned 24/7.

The Edwardian is clean and comfortable. I had a relaxing stay. When I complained about a noisy neighbor staff took care of it. Right near Hayes Valley there are plenty of restaurants, shopping, etc. nearby. Well worth the price.
Positives: Coffee/tea always available.
Negatives: Stupid neighbor yelling every night.

Perhaps this style of hotel is fine in Europe, but I did not expect these conditions when I booked the hotel. There was no mention that I would not have a bathroom in my room, and the bedding/linen seemed quite old and used.
Positives: Location was near van ness Muni station.
Negatives: I did not have a bathroom in my room and the shared facilities were poor.

All the rooms in the hotel are very small, with no space to put luggage, and with no closet space. We had to keep out luggage and clothes in the bathroom. Parking lot were 2 blocks away and it was a big problem to load or unload the vehicle because hotel is located on the very busy street.
Positives: The location of the hotel was more or less convenient.
Negatives: The parking lot for the hotel was 2 blocks away and you have to pay extra $20.00 a day for the parking.

The hotel is suited for travelers on a budget. It can be described as a very nice hostel (not hotel). It is located near public transportation and some key attractions. The rooms are small and the bathroom is shared. The hotel is clean enough, but offers few amenities. The neighborhood is not safe at night.
Positives: The hotel is best for young travelers on a budget, like a hostel would be.
Negatives: The room was tiny, the bathroom was shared, and the neighborhood is unsafe at night.

When we arrived at the Edwardian the doorman told us to go away because he'd sold our room to someone else.
Positives: It looked cute on the internet.
Negatives: The fact that our reservations weren't honored and our room was sold out.

The room was very small, but comfortable. My room was near the rear of the hotel, but had a window that faced Market Street. Not much street noise made it to my room, luckily. The room had a small toilette area with a sink and mirror; and the "real" bathroom was down the hall. It seemed a little strange at first, especially because I didn't know about this situation before I checked in, but it really wasn't an issue. I never encountered any awkward lines, and it really just felt like I was staying at someone's house for the night.
Positives: Very convenient. Comfortable beds.
Negatives: I wish that it was stated in my reservation that my hotel room did not include an attached bathroom. It was a bit of a surprise.

This is an older hotel kept up very nice and clean. It gives you a nice feeling of homes enjoyed my stay in the hotel. It feels like old style san Francisco.
Positives: Old style hotel with friendly people and a home style feeling.
Negatives: It was not in a very good area of san Francisco.

It is a nice, small, warm hotel located on Market Street. It is close to major attractions and walk able distance to the happening places on Market Street.
Positives: It is a great hotel for the price. Clean, comfortable room, good location.

Very cold hotel, they never out hit on and I was freezing all day and night. Bathrooms and shower are in the lobby.

The decor and old-fashioned feel added some charm. The room was very small but generally accommodating for a sleep-only room. The bathroom was modernly furnished and quaint. Good overall deal for the price.

Location is what this hotel is all about. The no frills atmosphere may not be what some people are looking for but I was on a tight budget and it was better than I expected.

The Edwardian is centrally located and close to all transportation (BART, Muni, F Line, taxis). The staff was friendly and accommodating, and allowed me to check in a few hours early. The tea rooms and lounges were charming. The rooms could have been a little larger, and it would have been nice to have an actual closet, rather than a clothing rack, however, the bathroom was great and the bed was very comfortable. Overall, a nice, clean hotel, and a great deal for the money!
Positives: Allowed me to check in when I arrived early, rather than normal afternoon time.
Negatives: Website photos taken of obviously larger suite, actual suite quite tiny.
