I was on a business trip with my family and I was fully dissatisfied with the quality of cleanliness of the area and the hotel.
Positives: Nothing.
Negatives: Everything.

I think that this is a pretty good hotel but there is a few things that were bad. I did not like having to be upstairs were a 3 year old. They would not give us a bottom floor it was full and we checked in early afternoon. I felt sorry for the people below us. You better be there early for breakfast because when it was out it was out. They did not plan well with the hotel being full. Breakfast was always gone by 9 am and breakfast was over at 9:30 during the week.
Positives: I like the fact the kitchen was there to do some small amount of cooking.
Negatives: All the dishes were dirty, The beds were not made during check in.

I pre-paid for two (2) rooms for two nights; one for my wife & the other for an adult son, his wife and child. We did get rooms across the outside entry but after that this hotel goes down hill. For the price paid we all expected something better & cleaner. To name a few things we had a cracked toilet - it did work and the smoke alarm went off early Sunday morning requiring taking the battery out to shut it off. Most hotels I have stayed at have a TV in the suite and in the bedroom - you had to sit on a dumpy old dirty couch to watch a 19" antique TV. By the way I do stay in other hotels about twice a month for business but had never stayed in this area before so I wasn't familiar with the hotel, rest., etc.
Positives: Not a bad location.
Negatives: Under re-modeling construction - very Spartan for the cost paid.

Not on par with other hotel or suites I've stayed. The buildings are old, furniture's beat up, old paint job, not clean, mediocre staff, draperies need help, etc.
Positives: Breakfast.
Negatives: Old, not too clean, beat up furniture's, etc.

I give them a 10. They were super nice. Clean rooms, good A/C, nice kitchen and bath tub with a shower. They are redoing some of the rooms for update. Good for family's, we have 3 little boys and they had a blast in the heated pool. Easy to find your way around. we were around 15 -30 min form downtown give or take. Good eating around hotel. We were away form the pool, I asked to be moved. They had no problem moving us. He gave us a room next to the pool. We will stay here next visit. print out map to see easy roads to hotel.
Positives: Friendly, clean, easy traveling, very nice hot tub and heated pool, good for children.
Negatives: Trash truck, picked up at 6:00 am Saturday morning.

Very Basic amenities with good looking new, low quality furniture. New Carpeting with one tan color throughout entire room, rather boring. To spruce it up, add gaudy curtains and a loud bedspread. High speed internet was available, but the 5 feet cable near the television was too short to reach the desk 15 feet away. Full kitchen with Formica counter tops and cooking utensils, plates, bowls, cups were all provided but not pots or pans for the stove. It is a full kitchen with dishwasher but no soap. Its like living in a one bedroom apartment. The room was quiet, with the only noise heard from neighbors on doorstep. 2nd story has patio, but no furniture. Hotel fell short on the bathroom where the paint was flaking off the tub in several places (true) But no rust or mold to be found. However, don't get me wrong. The staff obviously knows of the hotel's shortcomings, and was in processes of renovation when I arrived. With new paint, carpeting, furniture, curtains and lighting in the room (114), it is obvious that the hotel staff is doing an a Triple-Plus job renovating while balancing the finances one step at a time. It is obvious they are attempting to raise the quality of this establishment, they just haven't finished yet. Desk attendant was beyond nice and bordering plain cute. The property was kept clean and painted well with an accent wall made of light colored rocks, which is pleasing to the eyes. Surrounding locale lacks visual stimulation, but big shopping mall with plenty of restaurants located within 1.5 miles of hotel (including Starbucks). Room is not very romantic, but then again, why would you be romantic in Live Oak Texas?
Positives: The place grew on me.
Negatives: Mono color, lacks higher quality amenities.
