With a great view of Easton's Beach, this hotel is in a good location for summertime beach goers. However, the room we were given was quite small, hardly enough space to get out of bed on one side of it. The coffeemaker was on top of the microwave which was on top of the mini bar, and was difficult to reach if one is under 5' 5". Plus, the ventilation was noisy and just made the air in the room stuffy. The window did not open, so there was no choice. Yet, the staff was friendly and very helpful.

Positives: Friendliness of staff.

Negatives: Room extremely small, ventilation system made room feel stuffy.

We had a very pleasant stay - the rooftop hot-tub was a great treat after a day spent walking through the mansions and cliff walk in Newport, and the room was comfortable and clean.

Positives: Very nice room in a good location.

Negatives: Parking was not included in the room rate.

Clean, friendly staff. Have stayed at other hotels in Newport with same rating and found them to be more in line with what would expect in that star range. Roof Inn main hotel had a leak. Hole in ceiling with debris on floor.

Positives: Suites very nice. The outside upper deck spa with gas fire pit was very nice.

Negatives: Room we had (standard) was very small. Could not move around both sides of the bed.

I would stay again. A few small things not perfect, but overall it was a great room at a great price.

Positives: Great price, wonderful view. The pool and roof top deck were lovely!

Negatives: I was in the older section and some plugs did not work and a bit of mold above shower.

This hotel was an excellent value. On the water, and close to the cliff walk which was recommended to us by the hotel staff! Blocks away from the Breckers mansion and a short drive to the downtown area. The hotel was very clean, and the staff was very helpful.

Positives: The hotel was very clean, small, and an excellent value for the money!

Negatives: I did not like the shower door, it swung in a different manner, allowing water to leak out.

Hotel has many fine points, but be advised the location is Middletown not in downtown area of Newport. Family friendly directly across from beach. The historic older section is aesthetically pleasing, however the soundproofing between rooms and floors is lacking.

Negatives: Noisey could hear alarm clocks, toilet flushing and 5:30 am wakeup call of room next door.

The hotel was beautiful but the fees, no cleaning service and rude bartender really took away from the experience.

Positives: The hotel was beautiful. It was right at the beach. The pool and hot tubs were very nice.

Negatives: There were many unexpected fees at check in. They never cleaned our room. They gave a comp glass of cheap wine and the bartender was rude about it

Friendly, clean, free Internet was nice and we enjoyed the pool and hot tub.

The staff was unfriendly at both check-in and check-out. They made little eye contact and were not friendly. They never asked if I needed help with luggage, didn't make suggestions or offer any information about the hotel, and never even asked if I enjoyed my stay. They gave me a very small room, couldn't move around the bed and the mattress was old.

Negatives: Very small room, couldn't move freely around bed, door gap to hall.

Stayed in the older part of hotel. Room was adequate size for two and decor was updated. Bedding was very comfortable. Small fridge and microwave was an added bonus. Right across from beach so it would be great in the summer.

Hotel was beautiful, brand new. Staff was more than accomodating, beds were so comfortable. We had a 1 bedroom suite and were able to get up in the am and make a full (yes 10 cup) pot of coffee! Hotel also had direct<BR/>TV so we watched movies in the<BR/>morning while lounging!

Positives: Accommodations were brand new, we upgraded to a 1 bedroom suite for $30 more and could not have been more pleased!

Negatives: Starbucks coffee in room (we prefer Dunkin Donuts) / No room service.

Beautifully modernized old hotel has all the amenities expected in a nice hotel.

Positives: Less expensive than similar properties in Newport.

Negatives: Off the beaten path, not accessible by public transport.

We have stayed at this hotel several times, the rooms are always clean, staff is nice. They recently re-did the rooms and now do not have complementary continental breakfast. Breakfast at the restaurant was a dissapointment.

Positives: Room was quaint, price was excellent, Location is great.

Negatives: Room was not cleaned until after 5PM, restaurant staff was unprepared and slow.

This hotel is nice and clean in a good location near Easton's Beach in Middletown. Service was excellent and the rooms appear to have been updated recently.

Positives: Clean rooms in a nice location.

The hotel is likely a lot nicer in the summer. In the winter, the location doesn't offer much. The rooms are nice, especially the TV and bed. Despite a half open parking lot, we also had to pay to park an extra car, driving up our rate even more. The bar/restaurant was empty all weekend so we didn't use it. Given the lack of room service, the basic bathroom and the small rooms. The HD flat screens and beds pull it up to 3 stars at best. After paying for an upgrade and parking, it would have been the same price or cheaper to stay at a 3.5 star hotel or better in a location closer to the Newport waterfront.

Positives: Friendly staff, nice amenities in rooms.

Negatives: Had to pay for upgrade despite low occupancy, had to pay for extra car despite plenty of room in lot.

The hotel was a charming antique building that had been restored in a beautiful seaside motif. The hotel is located across the street from the ocean and beach. Food and beverage was great at the restaurant and bar which had a view of the ocean. hotel is only a short drive to Newport and local activities.

Negatives: Pool was in seperate building and had to walk in cold to get back and forth!

This comfortable historic hotel with a very friendly and helpful staff is across the street from the ocean and within easy walking distance of many good restaurants.

Positives: Clean room included refrigerator and microwave.

Negatives: Hot water very slow in coming.

Positives: Very nice staff. Great location. Had everything I needed. Like home away from home feel to this hotel.

This is a very quaint hotel in an area close to a beach, restaurants and amenities. Close to downtown Newport (but not in Newport). Stay in the new suites building if available!

Positives: Roof top hot tub.

Negatives: Deactivated pool access on day of checkout. No early swim possible!

We stayed in the historic building, &amp; I think it was the worst room. Our laptop wouldn't work, room was so cramped, the bathroom door hit the toilet when opened. I would not recommend this hotel to anyone unless they stayed in the newer building with suites (those looked very nice from the outside). The only good thing about this hotel was the comfortable bed.

Negatives: Very small room, WiFi did not work in our room.

A short drive from Newport this Hotel is located near the beach. Restaurants are located close by including Flo's Clam Shack and the Atlantic across the street. It is within walking distance to the Beach and located close to the Cliff Walk. We enjoyed the oversized whirlpool bath and the bed was comfortable.
