Hotel has a great location, staff is friendly and helpful.The lobby looks very nice but rooms old and should be renovated. Breakfast is a nice bonus but there is no variety.

You cant beat the location but thats about all. The room was old and stuffy. The bed was so uncomfortable, we couldn't sleep. This hotel is decent if you are on a budget and don't expect much. I would not suggest for couples or people who plan to be in the room for any extended amount of time.

Terrific location but I had sleep with a hoodie and brought my own blanket. Bring your own towels and blanket to feel semi-clean.
Positives: The microwave and refrigerator.
Negatives: Horribly unclean. Found a roach, ants on table, and insects in bathroom.

Perfectly clean, although they furnished the room with lawn furniture instead of a proper (i.e. non-plastic) table and chair. There also no toilet paper holder, just a weird hole in the wall. Front desk and housekeeping staff were accommodating. Would recommend if cleanliness, not romance, is your main priority.
Positives: It was very clean and the air conditioning worked well.
Negatives: There was no real furniture, just lawn chairs and a plastic table. There was not even a toilet roll holder, just a hole in the wall in the tile!

The carpet was plain disgusting. Musty smell. Could fell the springs through the mattress. The "continental breakfast" served at the lobby was simply a joke. I never got a receipt from the hotel even though I asked for it many times. Wouldn't recommend it.
Positives: Very well located in south beach.
Negatives: No free parking.

This hotel is a mom and pop kind of hotel close to all the hot spots in south beach Miami I had a blast but the only time I spent in the hotel was to sleep and the bed was great.
Positives: It was close to both the beaches and the stores.
Negatives: Small bathroom.

When I arrived at this dump, the front desk employee was to busy watching a movie to turn around and greet my sister and I. After we checked-in he gave us a key to our room and a remote control. When we arrived at the room the door was ajar and there was no lock on the inside of the door. We had 2 windows in the room, the back window looked out into a dumpster and the other looked out into an alley way with gang graffiti on the walls. We had 1 double bed that was about as comfortable as the floor. I understand that you get what you pay for, but this place was rated 2 stars and it should be a star. I will not recommend this place to anyone, ever!

The hotel was in a very good location, next to posh hotels. The lobby was nice looking too but there were no elevators, no type of vending machines to purchase snacks outside of the continental breakfast provided. No service, because there isn't anything like room service. The hotel was decent and in a very good location. That was enough for me.
Positives: The location was in south beach at a low price and welcome kit, nice looking.
Negatives: There were no vending machines for rest of day, only breakfast.

Good location close to beach. Groceries nearby refrigerators in rooms for snacks and drinks. Good suggestions where to find what we wanted from the staff. In my experience exceptional continental breakfast. I had leftover salmon from my breakfast one day and they could even tell me where to find the stray kitty cats. Hotel could have been closer to Lincoln Ave (Pedestrian Way) but it's only a quarter on a local bus that goes right past the hotel.
Positives: You could find someone there that had the answer to your? Very accommodating employees.
Negatives: Poor TV reception and channel selection, i.e. No ABC.

It's an OK place if you are just looking for a place to crash for the night other than other stay elsewhere.
Positives: Within walking distance from clubs, ocean, and restaurants.

The hotel is like a very cheap motel. No parking at the hotel and parking in the garages around the hotel is expensive. Parking on the streets is not a reality because the area is crowded and the security questionable. The staff spoke very little English so communication is difficult if you don't speak Spanish.

good for the value paid, excellent location, need parking for travelers with car or have agreements with near parking. Improve overall Hotel cleanliness, old and dirty carpets. Overall as I said is a good hotel for the money paid.

The hotel was unique and somewhat historically charming. Staff tried sincerely to assist guests, but their ability to do so was severely limited it seemed. This is not a hotel for any unwary traveler or someone accustomed to usual hotel--even cheap motel--circumstances expected. I do not allow these comments to be used for promotional or similar purposes without quoting them in their entirety.

I enjoyed my stay. The location was right next to the beach and lots of stores/shopping. It seemed a safe location, but I was disappointed we had to use on-street parking (the parking meters need to be re-filled every 4 hours). All-in-all a great hotel for a quick trip to Miami.

Great location & cheap. If you are looking for a place to crash at night, it's perfect. The only problem we had to deal with were a few bugs; unpleasant, but I guess that's part of the deal:)

The location was excellent. Shopping was right outside the door and the beach was about a block or so away. Everything was cleanly but some of the hotel staff was not very accommodating and difficult to work with. Some of the hotel staff were very friendly and helpful. The rooms are small. We had two double beds, a TV, a mini fridge, and air conditioning. The closet was nice to have if you need a place to hang up clothes. The bathroom was good but didn't have a blow-dryer and there were minimal and poorly located outlets. In fact, there were no outlets in the bathroom. I felt safe staying at the Princess Ann.
Positives: The location was excellent.
Negatives: They need to switch to a computer based reservation system instead of or in addition to their written based documentation.

Starting at Driving and Directioins From interstate 95 in miami- go east on i-395 Which then becomes the macarthur causeway. Enjoy the view of the port of miami and the Cruise ships as you approach miami beach. Bear Slightly right onto 5th street at the end of the Causeway. Proceed straight ahead to collins Avenue. Go left on collins. Proceed to 920 collins Ave. We are on the left. From miami international airport- exit the airport. Bear right onto lejune road -42nd avenue-. Take The sr-836 ramp towards downtown miami -i-95-. Stay on sr-836 as it becomes i-395. See above to continue on.
